The property is located just outside the small village of Alder, Montana. Alder is a small town in southwestern Montana with a population of about 116 people (2000 census). Alder has a K-6 school, gas station/convenience store, steakhouses, taverns, motel and a post office. Alder is often the congregation point for many hunting, fishing, and other outdoor recreation excursions. The small village of Alder is located in the beautiful Ruby Valley. The Greater Ruby Valley of Southwest Montana is a ranching community with some of the finest big game hunting and fishing in the country. The proximity of the Ruby, Beaverhead, Madison, Big Hole and Jefferson rivers enhance the popularity of the valley. These river basins are surrounded by numerous mountain ranges (Madison Range, Tobacco Roots, Ruby Range, Gravelly Range, Pioneers, McCartney and Highland Mountains) offering literally thousands of acres of public lands for all types of outdoor recreation. Surrounding this extraordinary valley are numerous towns & cities that offer expanded commercial, social & institutional enterprises. Historic Virginia & Nevada cities to the southeast offer numerous historical and tourist activities and feature the Virginia City Players Theater and Brewery Follies cabaret. To the south lies Dillon (pop 4,342) which is the home of University of Montana-Western Campus. Butte (pop 33,892) (the Copper City) is west of the Ruby Valley and has a major medical facility and the University of Montana-Tech Campus, well established as an elite mining & engineering school. Also nearby are Bozeman (pop 30, 723) home to Montana State University, and the state capitol city of Helena with Carroll College. Butte, Helena, and Bozeman offer international airports as well.
