Description of the Country Home
|
The “Eight Mile Bench” property is located about 40 miles southeast of Big Sandy, Montana. It is approximately 100 miles from Great Falls, about 33 miles downstream from Virgille and about 72 miles from Fort Benton on the Missouri River. This ranch is located in Chouteau County, with the county seat being Fort Benton, Montana. Big Sandy is an all service town with a grade and high school, grocery store, bank, parts store, restaurants, bars, motel, convenience store, several churches, floral and gift shop, Auto and Ag Supply, medical clinic, museum and seasonal public swimming pool, to name a few. Big Sandy is on US Hwy #87 and is only 35 miles south of the all service city of Havre. Great Falls, one of Montana’s largest cities is only about an hour and a half south of Big Sandy.ACREAGE: The “Eight Mile Bench” consists of 6,000± deeded acres of land of which there are about 2,065 acres in farmland and the balance of about 3,923 is grazing. There are also 6,200± acres of BLM leased lands for a total of 12,000± acres. Acreage Breakdown: Deeded Land 6,000± Cultivated 1,965± CRP 700± BLM Leased 6,200± Irrigated 50±The “The Eight Mile Bench” property has a uniqueness all of it’s own! There is only one road leading into the 12,000 acres and it is completely surrounded by rough and steep terrain. The “Upper Missouri National Wild and Scenic River” intermingles with the property for about 10½ miles on the south end of the ranch. The deeded land along the Missouri include 1¼ miles of Sneath Bottom which is on both sides of Slaughter Campground. Also deeded are about 1¼ miles adjacent to Wolf Island. The Maps on page 9 of this brochure will give you a better idea of these landmarks mentioned above.Eight Mile Bench property is virtually a “gated” property with the scenic surroundings of seven Mountain Ranges and the Lewis & Clark Trail of the Missouri River. This is a historic campground as the Corps of Discovery camped here on May 29, 1805 and also the returning party with Captain Lewis here on July 29, 1806.The BLM maintains the seasonal trail from the south rim of the Bench to the River for maintenance on the public rest area. Another unique feature of the riverfront deeded land is that the main electric power line passes across this area by a historical cabin that could be renovated for guests or a remote cabin site. The mighty Missouri River is enjoyed by hundreds of rafters and canoes throughout the summer and fall months. This is truly a rare find and a trophy property with unlimited potential for a corporate retreat or a truly private part of Montana. The Missouri River is host to the prehistoric Paddlefish, Northern Pike, Sturgeon and Sauger to name of few.The property is diversified enough for a good cattle–grain operation with about 700± acres of CRP (Contract Reserve Program) with five years remaining and an annual contract income of $30,000. This could also be operated as an exclusive cattle with feedlot capabilities.Owners are motivated and have just reduced the asking price to $4,800,000.
