Description of the Country Home
|
Location: 18 miles N of Ryegate, MT and 15 miles E of Judith Gap, MT. Access to the ranch is on well-graded gravel roads.
Overview: This property consists of 3,044 +/- deeded acres. Swimming Woman Creek runs year-round through the western portion of the ranch and creates a wildlife preserve with a healthy riparian area. It is an excellent small fishery for trout with numerous beaver ponds. The dramatic Snowy Mountains can be viewed from the ranch. In addition the Belt Mountains, Crazy Mountains and Beartooth Mountains are also visible in the distance adding to the already uniquely scenic feel. There is a productive annual dryland alfalfa crop which makes this property an attractive investment. The crop also attracts wildlife. Many ideal homesites offering views of the expanse of the ranch and surrounding beauty await a new buyer.
Current Operation: 2,326 acres of dryland alfalfa is currently leased plus 500 acres are in CRP. The Snowy Mountains are only five miles from the property offering easy access to the Lewis and Clark National Forest for unlimited hunting and recreational opportunities. The creek bottom, hay ground and CRP ground attracts an abundance of wildlife to the ranch including deer and antelope plus the occasional elk. In addition, there is excellent upland bird hunting for turkey, sage hens, pheasants, sharptail grouse and huns. The birds all enjoy the cover in the native grasses and the trees and willows make up the riparian area along the creek. The creek and beaver ponds create a nice little fishery for trout! The cropground is an additional feed source for the game which make the ranch their home. It is not unusual to see 100 head of deer and hundreds of antelope on the same day during hunting season. The only improvements on this clear canvas are two grain bins on the southernmost point of the ranch and two windmills to draw water from two wells for stock tanks. However, several excellent homesites, with easy utility tie in, sit on the western portion of the ranch above the creek with views of the Snowy Mountains.
